Air Diffusion Agencies P/L  an Adelaide based air conditioning/refrigeration manufacturer and supplier, is making its first foray into the Queensland market by paying $3,800,000 for a property at 7/29 McCotter Street, Acacia Ridge. King & Co agent David Knapp handled the transaction, while his colleague, James Dimsey, listed it. The vendor was Air Road Distribution P/L , which, in turn,  leased a large freestander at 10 Geonic Street in Woodridge, a deal that was also handled by King & Co.

The property includes a 3,145m2 building on 7,772m2 of GI land, which is fenced to the front and rear. Its warehouse component is 10m in height and is accessed via two container height roller doors at the front. It also offers four loading docks to the rear,  refrigeration panelling and  488m2 of office over two levels.

According to Dimsey, “Acacia Ridge’s sales activity was quite good towards the end of last year and up until just before Christmas, a period that saw more than $10 million worth of property go under contract by King & Co. Many of these deals involved sites that had been sitting for a while, all helped along by increased demand and lowered owner price expectations
