King & Co’s Pat Kerruish handled the transaction, while the lessor is undisclosed

This recently completed office/warehouse is on a prominent corner, providing two crossovers and good traffic flow. Access to the fully sprinklered warehouse is via 4 roller doors, while an “A” class office is over two levels. It also features 8m roof height and parking for 25.

With 60 branches nationwide,  Actrol  is  Australia’s largest  domestically owned independent wholesaler to the refrigeration and air conditioning industry. It started operations in the 1930’s and, according to Kerruish,  “wanted 2,000m2 of warehouse along the Logan Motorway Corridor but were unable to find any existing buildings that ticked all the boxes. I approached a number of developers with suitable blocks of land and this one had a preliminary Development Approval that was pretty close to what Actrol wanted. We  began negotiations immediately as they had well and truly outgrown their existing site at Meadowbrook and a Heads of Agreement was signed soon after wards.”  The Parkinson facility is being used as the firm’s Queensland distribution centre, as was the one  in Meadowbrook.
